This Rules of Common Area Courtesy describes Our policies and procedures You agree to follow for the privilege and authorization to gather and utilize our Common Areas.

Interpretation and Definitions

Interpretation

The words of which the initial letter is capitalized have meanings defined under the following conditions. The following definitions shall have the same meaning regardless of whether they appear in singular or in plural.

Definitions

For the purposes of this Privacy Policy:

  • "BioCorridor Planned Development District" refers to the land district created by the BioCorridor Planned Development District Zoning Ordinance.
  • "Common Area" means the space and land owned and developed by the Company within the BioCorridor Planned Development District between privately or publicly owned land or easements; including but not limited to, the Pavilion, Park, Plaza, Lookout Tower, green space, and non-city street adjacent pedestrian footpaths.
  • "Company" (referred to as either "the Company", "We", "Us" or "Our" in this Agreement) refers to the BioCorridor Property Owners Association, Inc. dba Lake Walk
  • "Country" refers to United States."You" means the individual accessing or using the Service, or the company, or other legal entity on behalf of which such individual is accessing or using the Service, as applicable.

General Rules

We reserve the right not to allow any bag, parcel or other item to be brought into the property, and to deal with any unattended object in such ways we consider appropriate.

Please show common courtesy to fellow Common Area guests by not using profanity or engaging in unsafe, illegal, disruptive, or offensive behavior.

Proper attire, including shoes and shirts, must be worn at all times. We reserve the right to remove any person wearing attire that we consider inappropriate or attire that could detract from the experience of other guests.

For the comfort of all guests, smoking or tobacco, e-cigarettes, or other products that produce a vapor or smoke are not allowed.

Please supervise your children at all times.

While we are pet-friendly in the common areas, only domestic pets are allowed and must be on a leash at all times and any messes must be cleaned up.

RV and charter buses must receive prior approval for parking.

Photography and Video Policy

Professional photography, videotaping, or recording of any kind must receive prior approval.

We may photograph, film, videotape, record, or otherwise reproduce the image and/or voice of any person who enters the property and use the same for any purpose without payment to any person.

Commercial photography featuring the unique structures, buildings, or landscaping designed for the Company within its Trade Dress will be considered trademark infringement.

Prohibited Items

The following items may not be brought into the Common Area:

  • Alcoholic beverages, illegal substances, or substances hazardous to human health
  • Weapons of any kind, or objects that appear to be weapons
  • Glass containers
  • Other items that we determine may be harmful or disruptive, such as electronic toys

Prohibited Activities

The following activities are not allowed:

  • The sale of goods or services or the display of goods and services for sale.
  • Soliciting money or other contributions or donations.
  • The distribution of printed or recorded materials of any kind.
  • Unauthorized events including scavenger hunts, flash mobs, demonstrations or speeches, or the usage of any flag, banner or sign for commercial purposes, or to incite a crowd.
  • Engaging in any unsafe act that may impede the operation of the Common Area or any associated facility within the BioCorridor Planned Development District.
  • Engaging in any unsafe play, such as playing soccer or throwing balls, that may impede the operation of the Common Area or any associated facility within the BioCorridor Planned Development District.

Company Rights

We reserve the right to require a person to leave the property without liability or compensation if we consider that the circumstance so requires.

We may from time to time, without prior notice, change the operating hours of the Common Area, close the Common Area, restrict the number of guests having access to the Common Area, and/or suspend or cancel any event or programming if we consider that the circumstances require.

Common Area or any associated facility within the BioCorridor Planned Development District rules are subject to change without notice including prohibited items and activities.

Security and Lake Walk representatives act as representatives of property management and may enforce all of the above rules.
